The other day, I was talking with one of our friendly sales staff, and she was talking about our product and the market.
“OK,” says I. “What are you noticing?”
She’d been getting a few people in who were concerned about the cost of a new home, and they were having a hard time adjusting to the current level that most homes are being sold for.
During our discussion I asked what the visitors thought about our prices and the value that they were finding here, in one of our active adult communities.
This is what she had to say:

The Comparison
We don’t generally like to compare our business to that of our competitors. This is for a couple different reasons.
First, we want to be the leaders in our industry. If we’re constantly comparing, then we might fall into the trap of keeping up with the other guy’s innovations. For the last couple decades, we have had the best product on the market for retirees, and we want to keep it that way.
Second, we don’t exactly build the same sort of product that most other builders are bringing to market. While most of them are building standard attached and detached homes, we are building lifestyle oriented homes and communities.
Having said that, my sales lady shared a key difference between our product and those around us. When someone first comes to our community and steps into our sales office, one of the first questions they ask is: “What is the price?”
At first glance, they often have that, “Mmm-hmmm” moment, where they try to make sense of the price. They may be comparing us to another builder down the road, or they may be wondering what their current home is worth.
Over the past decade, home prices have gone up a lot.
Sometimes, they’ll wonder if our prices are higher than our neighbors, and they’ll show us those other quotes. At first glance, there might be a price benefit in the other guy’s offer, but then we show them the standard features of our homes, like standard stainless steel appliances, or the standard 2-tone paint that is in most of our communities, even standard quartz countertops.
Then when they get looking at the cost of additional upgrades, they’re really surprised, because we aren’t charging nearly what the other guys charge.
For a lot of builders, selling upgrades is a major part of their profit. For us, we understand that our buyers are looking for those same quality finishes, but we don’t want to gouge them for it either. Instead, we provide a lot of those things that other builders would charge you through the roof for. And if you do want something more, our prices on additional options are reasonably fair.
Once you compare finished closing prices, with all your options included, most buyers come to realize that our homes are actually the better value for their hard-earned money.
On top of that, we also provide something else that others just can’t compete with, and which is nearly impossible to assign a dollar value to, and that is the friendly lifestyle that makes our communities the havens most people dream of living in.
