Age Restricted Communities
For nearly 20 years, we’ve specialized in age-restricted communities. When you choose one of our homes, you can be sure that your community will be full of wonderful people who are at or near your same stage of life.
Unlike other adult communities that simply market their homes to seniors, we build communities that legally maintain a certain age range. All of our senior living communities require that at least 80% of homeowners be over 55 years of age.
This does mean that up to 20% can be younger than 55, but in our experience, we only have about 1% of our homeowners that are that young.

Different Types of Senior Living
When people hear “Senior Community,” they often think of assisted living centers. This is a very limited view. There are also active adult communities, and senior apartments.
We almost exclusively build active adult communities. In these age-restricted communities, you own your home. There are no special care facilities or cafeterias. It’s like living in any other house, except you get to be around people that you have more in common with, and you get to enjoy a more carefree lifestyle with plenty of amenities.
Occasionally, we’ll also build senior apartments, but these are separate from our normal retirement communities.

Active Adults
Many people ask us, how old are our residents? Some of our older clients are afraid that the community will be too young, while our younger buyers are afraid that everyone else will be too old.
Most everyone in our communities are over 55 years old. Some are right at 55, while others may be in their 80’s.
Many of our homeowners are retired, many are still working. Almost all of them have no more children living at home.
Since we do not offer assisted living care, our homeowners are all independent. They live here, not because they can’t take care of their big yards, but because they choose to spend their time doing other things, fun things.

ADA Adaptable
Even though our homeowners are considered active adults, they sometimes have or may develop special needs. Wheelchairs for spouses, or even themselves, might eventually become an issue.
Often, these could be short-term needs related to surgeries, other times they might be more permanent. Whatever the case, we have designed everything to accommodate such needs as they may arise down the road.
All of our doorways are extra wide to fit a wheelchair and we have built-in the appropriate wheelchair-turning radiuses. There are no stairs, inside or out, unless you specifically buy a home with a bonus room above the garage.
Even if you don’t have a wheelchair, your knees will thank you for finding a home without stairs. In short, these homes are easily converted into fully wheelchair accessible homes if that ever becomes necessary.

Amenities
Our different senior living communities vary from one neighborhood to another, depending on the size, but whether they have walking trails, extra garden plots, or even pickleball courts, almost all of them have a full-sized clubhouse.
The clubhouse is a great place for neighbors to meet and have fun. You can have parties, hit the cue ball with a game of billiards, watch the big ball game, get a workout, or even relax to a newspaper or book from our library.
If you have grandchildren, they’ll love to visit and take advantage of the swimming pool or theater. Whatever your tastes, there’s usually something fun for everyone in our communities.

Low Maintenance
Chores are only fun for a while. You’ve got better things to do than mow your lawn or shovel your snow. In our communities, all of the exterior maintenance is taken care of for you.
You’re still welcome to plant a few things in your planter strips if you want, but if not, the grass will still get clipped and fertilized, the shrubs will be maintained, the snow will be removed, and street or home repairs will happen without you needing to lift a hammer.
There are only two things to worry about: First is the inside of your own home; Second is, what fun can you have, now that your chores are all taken care of?

Activities
Amenities are fun, but they only go so far. There is more to do in a 55+ community than first meets the eye. Many of our homeowners highly value their friendships with their neighbors. Part of getting to know your neighbors and strengthening friendships with them, is having several activities to involve and engage everyone.
Whether it be pot-luck dinners, service projects, book clubs, game nights, luncheons, aerobics, performances, or any number of things, you’re sure to find a fun activity that is suited to you and several others like you in these communities.

Family
Just because you want to live in a 55+ community, it doesn’t mean that you hate younger people. In fact, it’s just the opposite. Especially here in Utah, family comes first.
We may build senior living communities, and while most of our amenities are planned around you, your families are still welcomed and encouraged to visit. After all, what good is having a pool if you can’t share it with your grandkids?
Everything for that matter is open you and your guests except for the exercise room in the clubhouse. That is reserved for residents only.
So go ahead, be that cool grandparent!

Ownership
All of our homes are attached, meaning that you will share at least one, usually two walls with your neighbor. These however are not condos, nor are they apartments. In a condo, you only own the air inside your home. In our communities, you actually own your whole home.
It’s just like owning any other home, except the exteriors are maintained by an HOA. This means that if you want to modify the inside of your home, you can, as long as you don’t compromise the integrity of your home.
A lot of people ask us if we can rent to them. In our standard communities, the answer is no, all of the homes we build, we sell.

Rentals
For those of you who want an apartment instead of owning your own home in one of our awesome 55+ communities, we do have an option for you.
Right now, we only have one senior apartment complex called Grovecrest Villas, located in Pleasant Grove, Utah. Here, you can have all the advantages of an active senior community, from awesome amenities and activities, to a great network of friends, but without actually owning your own home.
This is a great option for many people and we do plan on building more of these in the coming years along the Wasatch front. To learn more about Grovecrest Villas, click here.

Home Designs and Floor Plans
All of our award-winning designs showcase rambler-style layouts, with wheelchair accessibility throughout the entire home. Also, our vaulted floor plans feature a two-car garage, and depending on the model, a sun room, a private patio, and two or three bedrooms depending on your personal preferences.
In addition, all of our spacious designs allow for an additional bonus room option. This has the benefit of increasing your value and square footage by approximately 600 square feet.
