Welcome Winter. We missed you last year.
The snow is flying again in Utah, and temperatures are dropping. Lets see if this Winter is more traditional than last year.
After doing a site visit to many of our active adult communities, I was pleased to see that snow removal crews were doing their best to clear walks and driveways after the snow we just had.
We’ve been slow about getting blogs out these last few months, but if you’ve been looking for some updates on our 55 and older communities, here you go.
Another Year Older and Deeper Inflation
Country View Villas, our Tooele subdivision, is up and running now. We are currently selling, and have some homes available. At the time of this writing, these homes are selling for approximately $60k cheaper than our communities on the other side of the mountain.
Not bad if you’re needing a home and want to save a few bucks while still living in one of Leisure Villas styled communities. Our model homes are expected to finish construction by the end of 1st quarter, 2022, hopefully earlier. We’ll have to see how the Winter weather slows us down over there.
This community has been a hot topic for many people. Officially called Hearthstone Villas, this South Jordan neighborhood is finally (after months and months of delays) under construction. Currently, we have one foundation in the ground, with more on the way. This puts our first home completions on target to finish, hopefully around the end of Summer 2022, maybe August or September.
Sales have not opened up yet, but we will start accepting contracts on individual homes about the time we finish framing each one. Unfortunately, we can’t open them for sale any sooner than that, because every month, we’re still getting hit up with cost increases, and we want to make sure that we have a good idea of what the home will cost before we extend ourselves too far out.
Cherry Springs Villas is our furthest North community that is currently under construction. This community is almost finished, with the last of our homes, hopefully being completed by the end of the 1st quarter 2022.
Most of these are already sold out, though there might be a few model homes up for grabs in the near future. If you’re interested in snagging one of these last opportunities to buy up there, talk to our sales agent. She can give you any updates on possible sales there.
The Villas at Legacy Farms is in a similar situation as North Ogden, however, there are still some homes available for purchase in this community, though the last building is about to start framing this month, which means that we will likely be selling those last 4 homes very quickly.
There will also be a few model homes available for sale, sometime within the 1st half of the year in this community. If you are interested in one of those, then keep in touch with our sales agent in that community for any updates.
The Villas at Waters Edge in Vineyard, is still going strong and has plenty more homes to sell. Granted, we are in the last phase of this development, but we’ll continue putting in foundations throughout the first half of 2022.
This is a fun developing city that is quickly expanding and taking a lot of resident feedback on how they should grow. Its been a very refreshing experience.
More on the horizon
We do have more properties that we are looking into building on. We currently have one that is on the boarder of Lehi and Saratoga, which we are about to start the entitlement process on. This will likely be at least another year and a half before we have anything close to selling, but we’ll keep you informed as we get closer.
