Are the Properties Classified as Over 55 Communities?
Sometimes referred to as “retirement communities,” “senior communities,” or “active adult communities,” our Leisure Villas communities do fall under the 55+ model. We cater specifically to retirees who want to enjoy their golden years to the fullest with good friends and family, active lifestyles, and beautiful property.
To adhere to this standard, HUD-registered subdivisions monitor who moves into our communities based on age. The Federal Fair Housing Act stipulates that we must have at least one person over the age of 55 in 80% of the homes. This standard allows our homeowners to live near people in similar stages of life with similar ideals.
Are the Communities Part of an HOA?
A homeowners’ association works as a kind of board of directors for each of our charming properties. The HOA sees that the community’s regulations are followed to ensure smooth operation and that our residents get what they pay for. The HOA oversees day to day operations and is funded by monthly fees.
What Can You Expect from Each Home?

Residents who love having company will be impressed by the option to build on a bonus room. This guest-friendly addition adds 600 square feet to the property in question.
Do Residents Own Their Homes?

How Much Freedom Do Residents Have After Buying a Leisure Villas Home?
Because residents own their homes, they have a lot of freedom with what they do with them, whether that be painting the walls or installing a walk-in bathtub. For the sake of the community itself, we do have some restrictions when it comes to pets. One dog or cat is permitted, and be mindful that some of our communities have limitations on size. When outdoors, pets must be kept on a lease and under constant adult supervision. Even on leashes, animals are prohibited in public areas such as the clubhouse and pool area.
What to Expect from the Community
