At Leisure Villas, we promise only the best for our homeowners. We operate along the Wasatch Front for the purpose and maintain our picturesque communities. Prospective buyers want to make sure that they understand what they’re buying, so here we answer a few of the most common asked questions about buying a Leisure Villas home.
Are the Properties Classified as Over 55 Communities?
Sometimes referred to as “retirement communities,” “senior communities,” or “active adult communities,” our Leisure Villas communities do fall under the 55+ model. We cater specifically to retirees who want to enjoy their golden years to the fullest with good friends and family, active lifestyles, and beautiful property.
To adhere to this standard, HUD-registered subdivisions monitor who moves into our communities based on age. The Federal Fair Housing Act stipulates that we must have at least one person over the age of 55 in 80% of the homes. This standard allows our homeowners to live near people in similar stages of life with similar ideals.
Are the Communities Part of an HOA?
A homeowners’ association works as a kind of board of directors for each of our charming properties. The HOA sees that the community’s regulations are followed to ensure smooth operation and that our residents get what they pay for. The HOA oversees day to day operations and is funded by monthly fees.
What Can You Expect from Each Home?
Just because you retire doesn’t mean you have to live in a shoebox. Buying a Leisure Villas home provides our residents with attractive and spacious homes of great quality, pushing back against the growing trend in Utah for tiny cookie-cutter properties. Leisure Villas homes follow an open rambler-style with wheelchair accessibility and no stairs.
While some of our earlier-built communities fell under the condo category, our new models are built as luxury townhomes. We promise open floor plans, full kitchens with quartz countertops, vaulted ceilings, two or three bedrooms, and a two-car garage. Some models also come with sunrooms or a private patio. Residents who love having company will be impressed by the option to build on a bonus room. This guest-friendly addition adds 600 square feet to the property in question.
Do Residents Own Their Homes?
Buying a Leisure Villas home is just that, buying a home. None of our units are available for rent; all of our residents have fully purchasing power. If apartments are more your style, you might check out our Pleasant Grove sister community Grovecrest Villas.
How Much Freedom Do Residents Have After Buying a Leisure Villas Home?
Because residents own their homes, they have a lot of freedom with what they do with them, whether that be painting the walls or installing a walk-in bathtub. For the sake of the community itself, we do have some restrictions when it comes to pets. One dog or cat is permitted, and be mindful that some of our communities have limitations on size. When outdoors, pets must be kept on a lease and under constant adult supervision. Even on leashes, animals are prohibited in public areas such as the clubhouse and pool area.
What to Expect from the Community
One of the things that makes buying a Leisure Villas home such a wise move is a community that cares. In addition to being a venue to meet like-minded people and engage in fun activities, a Leisure Villas community also manages many of the household chores that shouldn’t bog down your precious time after retirement. As mentioned, homeowners have freedom over the management of the inside of their homes. The homeowners’ association manages and maintains the rest so you don’t have to think about it.
