Do you remember the song: Signs, signs, everywhere a sign, blockin’ out the scenery breakin’ my mind…?
Well, sometimes, us developers are guilty of a few too many signs. The problem with signs, is that they work. Our statistics show that about 75% of homebuyers find a community by finding and following a sign.
Granted, in this day and age, the internet is an amazing tool. But for some reason, signs still play a dominant role in helping people find their next home.
So what happens when a city says, no more signs?
Cities are Getting Tough on Signs
Nobody likes signs
Signs invoke a lot of mixed feelings. Nobody wants their residential neighborhood to be cluttered by these advertisements. Sign pollution is a real thing in some neighborhoods.
On the flip side, many businesses make a living by doing business in residential neighborhoods, namely the builders who build residential communities. The problem we face, is that once a neighborhood gets going, the neighbors want to get rid of our signs.
Also, cities struggle to maintain landscaping in certain areas when builders plant signs in their way.
We certainly understand this. For the most part, we try very hard to be responsible about how and where we advertise. There should be some sort of balance between accommodating, and keeping the world beautiful, hence the need for reasonable regulations from the cities.
Sometimes though, the regulations imposed by a city can get out of hand. Sometimes, even the well thought out regulations can be too restrictive in certain locations. For instance, if we have a community that is tucked into a sweet little pocket of a city, we can’t always get signs where we need to help people find us.
How to find us
The internet is a great tool, but especially for new communities, online map services and gps don’t always lead people to the right locations. This is because, they are highly dependent on outdated information.
For example, when we start a new community, for at least one, sometimes up to three years, GoogleMaps still thinks that our new residential community is still an empty field. There are things we can do to help correct that, but often those changes still take a year or two to get updated in their system.
One of the best ways to find us, is by visiting our website, and finding a location on our Communities Page. There, you’ll be able to find a general location for one of our 55+ communities. We show our communities that are now selling in Blue, and our sold out communities in red.
So find one that is near where you’d like to live, then follow the link to see it’s actual location. We specifically pin the location of our communities on a GoogleMap, so that you can more easily get directions right to that place.
Granted, this won’t completely negate the need for signs. Part of the fun of house hunting, is driving around areas that you’d like to live in and seeing what’s out there. Just remember, next time you’re out looking for a 55+ community, pull off to the side of the road and check out our website. Almost always, if there is a community near you, you’ll find it here before the big search engines realize we’re there.
Communities that might be hard to find now (as of October 2019)
Vineyard, UT- The Villas at Waters Edge has just become a little harder to find. As of this week, we’ve had to take down several signs. While it may be harder to find us, we are still there, and will be selling for the next few years.
Saratoga Springs, UT- The Villas At Legacy Farms is another one that is not so easy to find unless you know where to look. Though, granted, there are a lot more newer homes being built there now, you might want to check us out and see if this is a community for you. We’ve just moved our sales office to one of our brand new model homes there, so come and check us out.
Herriman, UT- Midas Creek Villas isn’t as hard to find, but if you’re looking for a true age restricted community on the west side of Salt Lake County, this awesome location is hard to beat. We’ve just barely moved our sales office into the newly finished clubhouse there. Come check out the lifestyle that could be yours today.
North Logan, UT- Cherry Springs Villas is a new 55+ community that isn’t hard to find at all, but GoogleMaps is still struggling to associate this location with it’s address. That will get remedied in time, but for now, you can check out this link and get directions right to it.
