If you’re living in one of our 55+ communities in either Herriman or Vineyard, or if you’re considering buying a home in any of our new neighborhoods, you might be asking: When will the clubhouse be finished?
This is a good question. We’ve all heard horror stories about builders who sold all their homes, then inconveniently left before ever finishing the extra amenities that were promised.
If you live in one of our new developments that is still waiting for a clubhouse, never fear, they are almost there.
As a rule, our clubhouses are one of the very first permits that we ever turn in to a city. The only reason it takes so long to build them, is because cities consider clubhouses to be a commercial building, not a residential building.
This means that we have lots of extra paperwork, red tape, and engineering that goes into them in order for the city to give us their stamp of approval.
For some communities, this can be a ridiculously long process, but just because your clubhouse isn’t built yet, doesn’t mean we aren’t working on it. It will be there soon.
Clubhouse Update: Oct 1st, 2018
Midas Creek Villas
In Herriman, the clubhouse has already been started. As of this week, we’ve gotten our 4-way inspections, which means that all the framing, electrical, HVAC, and plumbing have been installed and inspected.
Next we’ll insulate and drywall. This clubhouse will be ready to use by either the end of this year, or more likely, the beginning of 2019.
The swimming pool for this clubhouse has also been started. This however will not be ready to use until the spring. While we could get it completed by the time the clubhouse is ready to use, we’ll wait until it’s warm enough to open the pool. Otherwise, we’d have to fill it, and the HOA would eat the cost of keeping an outdoor swimming pool maintained throughout the winter.
Villas At Waters Edge
Vineyard is a great place to live and play. We’re proud to have a 55+ community located in this growing city.
Ideally, we would have liked to start this clubhouse already. We’ve had permit applications turned in to the city since January or February of 2018. Unfortunately, this permitting process has been long and tedious.
With any luck, we’ll have our plans approved within the next month or two. Our goal is to pour the foundations and all the interior concrete before winter sets in. That way, we can have this clubhouse ready to open sometime in the Spring.
Villas At Legacy Farms
This is a brand new subdivision. We just barely turned in our first home floorplan, and we’re getting ready to turn in our clubhouse application within the next month or so.
This will be the first time we’ve built a community in Saratoga Springs, so we’re not sure yet how long the permitting process will take. Some cities are easy to work with, some aren’t.
As with our Villas at Waters Edge community, we hope to get our concrete all in the ground here before winter hits. Getting to this stage is so much easier when we don’t have to contend with frost.
In any case, we feel confident that we’ll have a clubhouse ready to use in this subdivision before the end of 2019.
