Where are home prices going?
There’s no secret, home prices in Utah keep rising. Utah’s growth is among the strongest in the nation. I’ve even heard that Lehi might be one of the fasted growing cities in the country, if not the fastest.
While it’s easy to pick up the news and get discouraged about the future of the economy, we’re still moving strong. Utah has a very healthy and diverse economy, which bodes very well for Utahns.
Since development and construction are high-risk businesses, we like to keep a close eye on the economy. Everything we can see, points towards a strong several years ahead of us.
Where can I get a better deal?
Because we’re optimistic about the future of Utah’s economy, we’ve continued to pursue land buying opportunities. But just because the economy is strong, it doesn’t mean that it’s affordable for everyone.
Many people, including several seniors and 55+ adults, are on limited budgets. It doesn’t always matter how good an economy is, if you can’t afford the house you want, you get the house you can afford.
At Leisure Villas, we’re very aware that there is a need for more affordable new housing. Last year, we built our very first 55+ apartment complex in Pleasant Grove. These apartments filled up quickly and remain popular for current residents. However, there are also many people who would rather own their own homes. What can be done for them?
Home prices reflect land costs (among other things). Most people want to live where the land costs more. If they didn’t, the land there would be cheap. The trick is finding a location that is far enough away, so that it’s affordable, but close enough to everything you care about that you can handle the commute or the less crowded lifestyle.
Earlier this August, we bought one such property. With the popularity of Stansbury Park, just west of the Oquirrh Mountains, we knew that the Tooele area needed to be on our radar.

Is it worth the distance?
Tooele is growing. Many people have already discovered that the drive from Tooele into Salt Lake County is better than getting from some spots in Salt Lake to the other places, still in Salt Lake, that they want to go to.
But since Tooele is growing, it’ll only be a matter of time before this sleeping city wakes up one morning and realizes that it has grown into a destination city.
So yes, for many people, Tooele is going to be the perfect place to live. Not only is it a closer commute than you might think, but Tooele is a great city with rural roots that would be a great place to retire to.
When can I buy?
